Energy Performance Diagnostics (EPD)

The Eenrgy Performance Diagnostics (EPD) reports on the energy consumption and greenhouse gas emissions of all French homes.

The EPD has been updated in 2021 to take greater account of insulation and heating systems, for greater accuracy and reliability.

It is valid for 10 years.

Lead exposure risk report

The Lead Exposure Risk Report detects the presence of lead in coatings and paints.

It applies to properties built before 1949, and helps to prevent potential health problems linked to the presence of lead, particularly for vulnerable people and children.

It is valid for 1 year if it is positive for lead, requiring removal and restoration work. If no lead has been detected, it is valid for an unlimited period.

Asbestos diagnosis

The asbestos diagnostics tests for the presence of asbestos, a carcinogenic susbtance that presents health risks if inhaled, for properties built before July 1, 1997.

If the result is positive, the asbestos diagnosis is valid for 3 years. Future occupants will then need to be informed, and an atat de conservation diagnosis will need to be carried out every 3 years. If asbestos-containing materials have deteriorated, replacement or repair measures, such as asbestos removal, are required.

If asbestos is found, a diagnosis of common areas is mandatory if your property is in a condominium.

State of the internal gas installation

If your gas installation is more than 15 years old, you'll need to undergo a property inspection. It checks that your gas system is in good working order and safe, to prevent the risk of explosion or poisoning from carbon monoxide.

It is valid for 3 years.

State of internal electricity installation

The “state of the internal electricity installation”, also known as the “electric diagnostics”, is mandatory for installations over 15 years old, to check the condition and proper operation of your electrical installation.

It helps prevent the risk of electrocution and fire. You can plan to bring your electrical installation up to standard to enhance the value of your property.

It is valid for 3 years.

State of risks and pollution

The Risk and Pollution Report informs you about :

  • natural hazards (flood zones, seismic zones) ;
  • mining risks ;
  • technological risks ;
  • the presence of radon.

To be valid, this diagnosis must be carried out less than 6 months before the signing of the deed of sale.

Termite diagnostics

Termite diagnostics is mandatory in areas declared at risk by prefectoral decree, and detects the presence of termites.

These xylophagous insects can cause major damage to your property by directly attacking its structure.

It is valid for 6 months. If the diagnosis is positive for termites, you must declare it to your local council within one month.

Carrez law

The Carrez Law applies to condominium properties, and measures the private surface area of your home.

Noise diagnostics

If you live near an airport, a noise diagnostics informs future buyers of the noise pollution to which your property is subject.

Sanitation diagnostics

Non-collective sanitation diagnosis applies to properties with individual sanitation systems (treatment of domestic wastewater).

Housing information booklet

The housing information booklet concerns you if your home has been the subject of :

  • a building permit after January 1, 2023 ;
